Cancellations, changes and refunds
We understand that plans can change. To be fair to both our guests and our small team, the following terms apply to all bookings.
-
More than 30 days before check-in: full refund of all monies paid, less any non-refundable booking or processing fees.
-
14–30 days before check-in: 50% of the total booking amount is refunded. The remaining 50% is retained to cover the loss of the booking.
-
Less than 14 days before check-in: no refund is available, and the full booking amount is payable.

Travel insurance We strongly recommend taking out travel insurance to cover unexpected cancellations, illness or travel disruptions.
How to cancel All cancellation requests must be made in writing to hello@muddledfarm.com.au. The cancellation date is the date we receive your written notice.
Number of guests
-
Your booking is for the number of guests listed when you book, up to a maximum of 2.
-
Please don't bring extra overnight guests.
-
This is a quiet farm stay, not an event venue — parties and large gatherings aren't permitted.
Getting here — vehicle access
-
Access to the farm and tiny home is via an unsealed gravel farm track.
-
It's comfortable for most cars, but not suitable for very low-clearance vehicles — please come in something with reasonable ground clearance.
-
Drive slowly, keep an eye out for animals and farm traffic, and leave any gates as you find them.
Staying on a working farm
Muddled Farm is a genuine working farm, and being among it is part of the experience. To keep everyone safe:
-
Animals, machinery, fencing, dams and uneven ground are all part of the environment — please take care, and supervise children at all times.
-
Stick to guest areas and respect any signed or fenced-off zones.
-
Please don't enter paddocks with livestock, or handle animals or equipment, unless we've invited you to.
-
You stay and explore the property at your own risk.
Fires and smoking
-
The tiny home is non-smoking inside.
-
Any outdoor fire is only permitted where provided, and only when there are no fire restrictions or total fire bans in place — always check current Tasmanian fire warnings first.
-
Never leave a fire unattended, and make sure it's completely out before you sleep or head off.
Pets
-
Pets aren't able to stay at the farm, as it's a working property with livestock.
Looking after the place
-
Please treat the tiny home and farm as you would your own.
-
Let us know about any breakages or damage during your stay — accidents happen, and we'd much rather know.
-
We reserve the right to charge for significant damage, excessive mess, or missing items.
-
On departure, please leave the home reasonably tidy and take any rubbish to [the designated spot].
Liability
-
To the extent permitted by law, we aren't liable for any loss, injury or damage to you, your guests or your belongings during your stay, except where caused by our negligence.
-
Nothing in these terms excludes any rights or guarantees you have under the Australian Consumer Law.
Privacy
Any personal information you share with us is handled in line with our Privacy Policy
Governing law
These terms are governed by the laws of Tasmania, Australia.
